The same session saw a ground-floor flat on Kastanienallee in Prenzlauer Berg reach 585,000 euros, clearing its reserve by 38,000 euros. In Pankow, a renovated three-room apartment on Schönhauser Allee fetched 715,000 euros, 52,000 euros over the figure set by the court-appointed valuer. These addresses sit inside established residential blocks rather than new-build projects, which explains the sustained interest from owner-occupiers.
Clearance and pricing evidence
Of the 28 residential lots offered across four Berlin notary offices on Saturday, 21 found buyers, producing a 75 percent clearance rate. Average sale prices for the successful lots reached 5,820 euros per square metre, 320 euros above the city-wide median recorded by the Gutachterausschuss for the second quarter. The three standout results alone added 135,000 euros in total premium over their combined reserves.
Buyers planning to attend the next scheduled rounds on 25 July should review the official lists published by the Amtsgericht Mitte and Pankow offices at least ten days in advance. Checking the exact reserve, any outstanding charges and the condition report on site remains the most direct way to gauge whether a lot will trade above or below its published figure.
